In a recent survey of property owners who built an ADU in the past three years, we asked:
“If you hadn’t worked with a professional ADU builder, what issues do you think you might have run into?”
Here’s what they told us:
- 68% worried about cost overruns or surprise change orders
- 61% feared construction mistakes, code violations, or poor workmanship
- 61% anticipated delays in permitting or inspections
- Nearly half (48%) were concerned about lack of builder accountability or disappearing mid-project
We also asked: What was your biggest hesitation before moving forward? Nearly half said it was choosing the right builder.
So how do you know you’ve found the right one? Not just based on sticker price or personality… but based on what really matters after you sign the contract?
This article isn’t about how to pick the right ADU company. Instead, here’s your checklist: seven behind-the-scenes habits that top-tier ADU builders demonstrate throughout the project.
If your builder consistently does these seven things, you’re in better shape than most:
1. They’re fully licensed and insured—and happy to show proof.
This should be table stakes. But many contractors operate in gray areas: expired licenses, no workers comp, or relying on unlicensed or uninsured subcontractors. A top-tier ADU builder will proactively provide:
- Active CSLB license
- General liability insurance
- Workers compensation coverage
- Professional liability
If they hesitate? That’s a red flag.

2. They collect lien waivers from subs and vendors.
You shouldn’t have to worry about double-paying for work. A professional builder tracks and stores lien waivers throughout the job, so you’re protected if a subcontractor or material supplier ever tries to file a lien against your property.

3. They issue written change orders… before doing the work.
Verbal approvals don’t protect you. A reputable builder won’t move forward on any change—whether it’s a flooring upgrade or unexpected trenching—without:
- A written scope update
- Clear cost implications
- Your signed approval
This process isn’t red tape. It’s what keeps your project on track and on budget.
4. They provide clear warranty documentation… in writing.
A good builder doesn’t disappear after the final inspection. They’ll clearly explain what’s covered (builder vs. manufacturer), and for how long. And they’ll still pick up the phone if something goes wrong. Bonus points if they explain how to submit a claim and what the warranty process looks like.

5. They don’t leave project coordination to you.
You shouldn’t be calling subs, chasing down materials, or managing inspections. If your builder is making you act like the GC, they’re not doing their job.
Top builders run a well-organized operation. That means:
- Clear point-of-contact
- Transparent schedule
- Defined scopes for all trades
If you’re constantly chasing answers, you may be managing more than you think.
6. They document everything… from daily logs to delivery photos.
Communication is everything. The best builders use systems – not just post-it notes – to track jobsite activity, store photos, and share updates with clients in real time. That transparency builds trust and protects everyone.

7. They have a public reputation… and a reason to protect it.
The final habit? They’re still around when the dust settles. Top ADU builders don’t disappear after the final payment clears. They maintain a public track record—and they know their next job depends on their last one.
So how can you tell?
- Verified reviews on platforms like Google or Yelp
- Real project photos, testimonials, and social media updates
- A team that’s still responsive after move-in
If your builder has no online presence, no reviews, and no clients you can talk to… you have to ask: What happens when something goes wrong?
Bottom Line
These habits may not show up in initial sales calls. But they’re what separate average contractors from great ADU builders. If your builder consistently checks these boxes, you’re likely in good hands. If not, it’s worth asking why.
The real difference between a smooth project and a nightmare often comes down to what’s happening behind the scenes.
