To maximize a smaller lot, this client started with a SnapADU standard square plan and added a 2-car garage below the unit. An external staircase allows access to the ADU, which will be rented out for additional income.

Floor Plan:

Two-Story 1BR/1BA | ADU Over Garage

This 1BR Detached ADU floorplan with a two-car garage below it offers a great solution if you are tight on space and also want to provide garage parking for a future tenant.

We can also modify any of our standard plans when you are thinking about building a new ADU over a garage.

Our quick take on San Diego: Moderately ADU-Friendly

SnapADU has permitted or is in the process of permitting numerous projects within the City of San Diego. As such, we know the city's regulations and processes very well. Turnaround times at the city are protracted right now, with the intake process alone taking 40+ days (as of April 2022). This process include a pre-screen and plan check fee component before plans will be reviewed. San Diego requires digital submissions which helps keep costs and permit turnaround times down. Also, some of San Diego is in the coastal zone and requires a Coastal Development Permit in those areas, which may add 9-12 months to the permitting process and a cost of $16,500 for the development permit.
