This detached ADU in Carlsbad is being built as a long-term rental investment using one of our build-ready standard plans to help streamline design, permitting, and construction costs. The narrow 2 bedroom, 1 bathroom layout just over 600 sqft has been carefully positioned in the front yard of the property, maximizing the available space while meeting required setbacks and building separation requirements.

Several SnapADU team members live in Carlsbad, and we’ve worked extensively throughout the city. More than half of our Carlsbad projects have been located within the Coastal Zone, giving us significant experience navigating coastal properties and the City’s Local Coastal Program.
One of the biggest misconceptions about building an ADU in Carlsbad is that coastal properties are difficult to develop. In reality, most ADU projects within Carlsbad’s Coastal Zone remain straightforward because the City’s Local Coastal Program has been updated to align with California’s ADU laws. Carlsbad ADU Permitting
Most ADU permits in Carlsbad are approved within approximately 3 to 4 months after submission, although timelines vary depending on project complexity and city workload. Permit fees are moderate, generally ranging from $8-15/sqft.
Carlsbad requires in-person permit submissions, which can add some processing time & additional cost. The City also requires soils reports for ADUs over 750 square feet and two-story designs.
Early planning is especially important for projects involving slopes, utility upgrades, or other site constraints, as these factors can influence both permitting requirements and overall project timelines.
Carlsbad’s Permit Ready ADU Program (PRADU)
The city of Carlsbad’s Permit Ready ADU Program (PRADU) offers a collection of permit-ready ADU plans intended to help homeowners reduce upfront design costs and accelerate project planning.
While these plans can eliminate some architectural work, they still require site-specific engineering, permitting documents, and modifications to address the unique conditions of each property. Factors such as grading, utility connections, setbacks, coastal regulations, and HOA requirements must still be evaluated before construction can begin.
The city’s permit-ready plans are currently being updated to comply with the 2025 California Building Code and are expected to become available again in summer 2026.
