Multigenerational 1200 SF ADU for Young Family in Escondido

This spacious ADU is being designed as a long-term home for Heather and her young family on her parents’ property. The project will start with one of our standard plans and incorporate thoughtful modifications to create a comfortable “forever home”.

One key modification is converting the third bedroom into an open office space so it does not count as a bedroom for septic sizing purposes. She is also opting for healthier home upgrades, including Rockwool insulation, copper water lines, GREENGUARD Certified drywall, and low-VOC paint

Because the current septic system on the property is at capacity, a new septic system will be installed to serve the ADU. Although the property has an Escondido mailing address, it falls within the County of San Diego’s jurisdiction, meaning design review and permitting will go through the County rather than the City of Escondido. This is not uncommon for properties with Escondido addresses.

The ADU will be located in the front yard, adding another important consideration to the site planning and design. Because the property is within an HOA, our team will also coordinate with the HOA and design the exterior to complement the primary residence. Fire sprinklers will be required in the ADU because the existing primary home is sprinklered.

By starting with a proven standard plan and modifying it around the family’s priorities, site conditions, septic requirements, and HOA guidelines, the goal is to balance affordability with the features that will make this ADU a comfortable home for many years to come.
