Each unit is a mirror of the other: two bedrooms, one and a half baths, its own front door, its own laundry, and its own water heater and AC. Tenants live like townhome neighbors.
The plan is our Two Story 2BR/1.5BA 14×36, and 14 feet wide is the point. A narrow footprint leaves room on the lot for parking and yard, and pairing two units in one structure means one foundation, one roof, one set of plans through permitting, and one crew on site instead of two separate builds. Downstairs, each unit has the kitchen at the entry, dining in the middle, living at the far end, and a half bath tucked beside the stairs. Upstairs are two bedrooms, a full bath with a 32 by 60 shower, and a laundry closet sized for a stacked washer and dryer.
For an investor, the appeal is simple: two rent checks from one construction project, both units built to current code with no shared systems to argue over. The honest tradeoff is that two units means two kitchens, two panels, and two HVAC systems, so the second unit saves money but isn’t half price. The project is in permitting now.
