This custom Spanish style ADU was designed to blend seamlessly with the architectural standards of the Rancho Santa Fe Covenant. This community is known for its strict HOA guidelines. Every exterior detail from the stucco finish to the arched porch openings was crafted to match the primary residence and comply with those standards.

Interior Highlights
Inside, this two bedroom, two bathroom Spanish style ADU offers a warm yet modern aesthetic. Faux wood ceiling beams add character to the spacious great room. The large kitchen stands out with open shelving, professional-grade appliances, and custom floating wood shelves that combine style and function.
The rectangular floor plan is both efficient and comfortable. An open-concept kitchen and living room create a natural flow, perfect for entertaining or relaxing. Each bedroom includes an ensuite bath and a walk-in closet, offering privacy and convenience. A back entrance leads to a mudroom with tucked-away laundry, adding smart storage and organization.

Expert Craftmanship
The homeowner, a roofing contractor, personally installed the boosted tile roof to match the main house. Additional touches included copper gutters and beautifully designed landscaping with a tranquil water feature. The homeowner also installed a new septic system to support the ADU.

Unincorporated areas are covered by the County of San Diego’s ADU rules and regulations. Additionally, some city properties are subject to County of San Diego ADU rules and regulations. This will depend on whether your city has incorporated the land on which your property is located. In some cities like Vista, San Marcos, Escondido, Oceanside, Encinitas, Del Mar, Chula Vista, El Cajon, Santee, and parts of San Diego, portions are regulated by County of San Diego and not the city. If you don’t know what jurisdiction applies to your property, we can look that up for you in early phases of our discussions.
The County requires in-person submission of plans, which adds some processing time and expense. Review times are moderate. Other agencies that are more proximate to the location of the residence may require input and approval (i.e., local fire agencies). The County has also put out standard floor plans, which some homeowners have found helpful as a starting place for their ADU designs.
