Semi-custom two story ADU in Black Mountain Ranch in a new development. The homeowners made some modifications to a standard plan to conform with the neighborhood and HOA standards. They chose to add a large second story deck off one of the bedrooms, creating covered living space below. They also added French doors and an island on the first floor, plus a tiled roof.

Floor Plan:

Two-Story 3BR/2BA | 1st Floor BR 2nd Floor 2BR1BA

Three generously sized bedrooms max out ADU size limits in this plan just under 1200 sqft. A first floor bath and bedroom/office offer flexibility, while two large bedrooms and bath upstairs complete the guest house.

Our quick take on San Diego: Moderately ADU-Friendly

SnapADU has permitted or is in the process of permitting numerous projects within the City of San Diego. As such, we know the city's regulations and processes very well. Turnaround times at the city are protracted right now, with the intake process alone taking 20+ days (as of September 2022). This process include a pre-screen and plan check fee component before plans will be reviewed, and the overall permitting timeline is currently expected to be 6-8 calendar months for permitting. San Diego requires digital submissions which helps keep costs and permit turnaround times down. Also, some of San Diego is in the coastal zone and requires a Coastal Development Permit in those areas, which may add an additional 9-12 months to the permitting process and a cost of $16,500 for the development permit.
