This couple had just bought their first home in Oceanside and had a baby on the way. With their family expanding, it was the perfect time for grandma to have an ADU built in the backyard. The client wanted her new home design to feel very open to entertain and also wanted lots of natural sunlight. We started with a standard plan and modified it to enlarge the great room. The end result was a 1080 sqft 2 bedroom, 2 bathroom open concept plan with clerestory windows and French doors that open out into the backyard.

However, Oceanside ADU regulations are a bit more restrictive than some areas, for instance permitting 4' setbacks for up to a 1000sqft unit; 1200sqft is allowed but subject to setbacks for the underlying zone. Some of Oceanside is in the coastal zone and minor use permits are required in those areas, but may be processed in parallel with the building permit (so delays are minimal).
