Timeless Spanish-Style ADU in Rancho Santa Fe

This custom ADU was designed to seamlessly blend with the architectural standards of the Rancho Santa Fe Covenant, a community known for its strict HOA guidelines. Every exterior detail – from the stucco finish to the arched porch openings – was carefully crafted to match the primary residence and comply with HOA requirements. Read more about ADUs in HOAs.

Interior Highlights

Inside, the two bedroom two bath Spanish style ADU offers a warm yet modern aesthetic, featuring faux wood ceiling beams that add character to the spacious great room. The large kitchen is a standout, with open shelving, professional-grade appliances, and custom floating wood shelves that balance functionality and style. All of this fits in under 1,000 square feet.

Expert Craftmanship

The homeowner, a roofing contractor, installed the boosted tile roof, ensuring the ADU complemented the main house. Additional homeowner-installed touches include copper gutters and meticulously designed landscaping, complete with a water feature that enhances the serene outdoor setting. The owner also installed a new septic system for the ADU.

The County of San Diego Accessory Dwelling Unit Guide

Unincorporated areas are covered by the County of San Diego’s ADU rules and regulations. Additionally, some city properties are subject to County of San Diego ADU rules and regulations. This will depend on whether your city has incorporated the land on which your property is located. In some cities like Vista, San Marcos, Escondido, Oceanside, Encinitas, Del Mar, Chula Vista, El Cajon, Santee, and parts of San Diego, portions are regulated by County of San Diego and not the city. If you don’t know what jurisdiction applies to your property, we can look that up for you in early phases of our discussions.

The County requires in-person submission of plans, which adds some processing time and expense. Review times are moderate. Other agencies that are more proximate to the location of the residence may require input and approval (i.e., local fire agencies). The County has also put out standard floor plans, which some homeowners have found helpful as a starting place for their ADU designs.
