A homeowner in Oceanside wanted to build an ADU with rooftop deck. To take advantage of incredible ocean views, Zeno designed the two story ADU for his own needs. He also liked the flexibility to rent out the ADU down the road. He had an architect draw up custom plans for this coastal zone project. This ADU boasts a modern, open-concept layout that maximizes natural light and creates a spacious atmosphere. The U-shaped kitchen features sleek neutral tones, white cabinetry, and stylish black metal accents. A large farmhouse sink, unique lighting fixture, and built-in dining for three barstools add both functionality and character.
The living area, with its vaulted ceilings and abundant windows, offers a bright and airy space. A unique built-in loft provides additional living or sleeping space, perfect for guests or home office use. Within the unit you’ll also find two generously sized bedrooms and modern bathrooms. The ADU also features charming sliding barn doors for a touch of rustic elegance.
And perhaps the most impressive feature: the expansive rooftop deck. This outdoor oasis offers breathtaking views and is ideal for entertaining or simply relaxing.

The Oceanside ADU Guide
With SnapADU originally based in Oceanside, we know the city’s regulations and processes very well. Turnaround times at the city are faster than other nearby cities and we frequently obtain a permit within two rounds of review at the city. However, Oceanside ADU regulations are a bit more restrictive than some areas, for instance permitting 4′ setbacks for up to a 1000sqft unit; 1200sqft and two story ADUs are allowed but subject to setbacks for the underlying zone. Some of Oceanside is in the coastal zone and minor use permits are required in those areas, but may be processed in parallel with the building permit (so delays are minimal).
