With a background in construction himself, the homeowner opted to complete the interior finish work on his own with the SnapADU team handling the design, permitting, sitework and completing the exterior. We delivered the ADU interior completed with drywall only.
We call this our “TNT” option, short for tape and texture, which refers to the drywall. This option is great for homeowners who have some familiarity with construction and want to handle finishes, but prefer not to handle an entire ADU project on their own. Read more about shell ADUs.

The Vista ADU Guide
Vista has become one of the more efficient jurisdictions in San Diego County for permitting ADUs with relatively fast review times. We’ve worked on numerous ADU projects throughout Vista and have developed a strong understanding of Vista’s permitting process and local requirements.
While permitting is generally quick, homeowners should plan for several city-specific considerations. Vista requires in-person permit submissions, and many projects require soils reports and stormwater mitigation. The City also has some unique zoning districts, including the Townsite Specific Plan (SP-TS), which can create questions about what is allowed on a property. Fortunately, California’s statewide ADU laws generally supersede the underlying Specific Plan, allowing qualifying properties within SP-TS to build an ADU.
Vista ADU Permitting
Most ADU permits in Vista are approved within approximately 3-5 months after submission. Permit costs generally range from approximately $8-16/sqft though larger ADUs may see permit fees closer to $16-20/sqft because proportional development impact fees apply to many ADUs over 750 sqft.
Vista requires in-person permit submissions and often requires soils reports as part of the permitting process. Stormwater mitigation is also commonly required and should be considered during site planning and budgeting.
For homeowners who qualify, Vista’s ADU Fee Waiver Program may reduce certain development impact fees for ADUs occupied by lower-income households or caregivers providing regular care to a property owner or occupant.
